Sixteen Years in Roatán Real Estate: What Experience Has Taught Me
Part 1 of a Three-Part Blog Series on Buying and Selling Real Estate in Roatán
I’ve called Roatán home for 17 years and for 16 of those years, I’ve had a front-row seat to its real estate market.
When I first came to Roatán, I wasn’t looking at the island through the eyes of someone who had seen 16 years of property transactions, development and change. I was experiencing the island much like many people do when they first arrive, discovering the communities, the beaches, the people and a completely different way of life.
A year later, real estate became my profession.
And since then, Roatán has been both my home and my market.
I’ve watched neighborhoods develop, roads improve, new communities take shape and property values change. I’ve seen areas that received very little attention years ago become places buyers actively ask about today.
The Listing is Only the Beginning
Today, finding property in Roatán is easier than ever.
You can sit at home, search for listings on the Roatan MLS, look at professional photography, watch drone videos, house tours, study maps, compare asking prices and imagine yourself sitting on a balcony overlooking the Caribbean Sea.
I can’t imagine a better way to start your search. But a listing can only tell you as much as the lens reveals.
It doesn’t always tell you how an area has changed over the years or what may be happening around it. It doesn’t tell you whether the asking price makes sense compared with what buyers are actually paying and it certainly doesn’t tell you everything you need to know about owning, renting or eventually reselling that property.
That’s where local knowledge is crucial.
When I look at a property with a client, I’m not only looking at what’s in front of us today. Each interaction involves me drawing on a great deal of experience, always factoring in the ways I have seen properties grow in potential throughout my time on Roatan. This is the type of insight I share with clients, especially first time buyers on Roatan.
Sometimes the Best Decision is not to Buy
Buying property in Roatán can be emotional. I understand why. You walk into a property, step onto the balcony, see that Caribbean blue water in front of you and suddenly you’re picturing yourself having your morning coffee there. There’s nothing wrong with falling in love with a Roatan property. But that’s also when someone needs to look beyond the view. I believe my responsibility as your Roatan real estate advisor isn’t simply to find reasons for you to buy.
My job is also to guide you on what NOT to buy.
I want my clients to be excited about their purchase but I also want them to understand exactly what they’re getting into. Sometimes I’ll tell you that I think we’ve found a great property. Sometimes I’ll tell you I like the property, but I don’t like the price and sometimes I’ll tell you that I think we should keep looking. There will always be another property.
The Roatán Property Reality Check
That philosophy is what led me to develop something I call my Roatán Property Reality Check. When a client gets serious about a property, I want to look beyond the listing and evaluate what really matters:
- VALUE — Does the asking price make sense in today’s market?
- LOCATION — What do I know about the area and where it may be heading?
- RENTAL POTENTIAL — If income is part of your plan, what can the property realistically generate?
- OWNERSHIP COSTS — What will HOA fees, utilities, management and maintenance really look like?
- RESALE POTENTIAL — Who might your future buyer be, and how easy could the property be resold?
- RED FLAGS — What deserves a closer look before you commit?
- NEGOTIATION — Where might we improve the price, terms or conditions?
Then I give you my personalized assessment:
✅BUY.
✅CONSIDER.
✅WALK AWAY.
BUY means I believe the fundamentals make sense and we should seriously consider moving forward.
CONSIDER means I see potential, but there may be questions to answer or numbers we need to negotiate.
WALK AWAY means exactly that.
If the property makes sense for you, or if it falls short in some way, I will give you a clear and detailed assessment, even if that means losing or delaying the sale. I would rather help you walk away from the wrong property than sell you one that fails to satisfy your short and long-term needs..
Roatán Real Estate is Different
Many people buying here are looking for more than a primary residence. Most clients are buying a second home, vacation property, retirement home, rental investment — or some combination of those.A vacation home or retirement property must meet all the requirements and be purchased with the best and worst case scenarios in mind. I will go over several scenarios in subsequent blogs, and how to evaluate properties and their present and future potential.
It’s one reason becoming a certified Resort & Second-Home Property Specialist has been valuable to the work I already do in Roatán. A property can be beautiful and still not meet or be well suited to satisfy your goals. A great rental property might not be the place you’d personally want to spend six months a year. A fantastic vacation home may not produce the investment return someone expects. And sometimes a property that doesn’t photograph particularly well turns out to be the better opportunity.
There isn’t one “best property” in Roatán. There’s the right property for the right buyer.
What 16 Years of Experience Really Means
Experience isn’t just about being able to say I’ve worked in Roatán real estate for 16 years. It’s what I’ve learned during those years that’s invaluable. Throughout the years I have witnessed a great deal of growth. I remember how certain areas looked before today’s developments existed, and which amenities and qualities provided the most return on investment, as well as peace of mind.. I’ve witnessed a shift in buyer expectations as well as continually examined changes in the real estate market through time. It’s understanding why two properties that appear similar online can present very different opportunities once you look deeper.
Recognizing key questions that need to be asked before purchase is essential to providing the best service possible to clients, those who want to make a sound investment in their futures, or purchase a turnkey vacation or retirement home. And at the end of the day, it’s being comfortable enough to tell a client:
“I think we can do better.”
That’s the relationship I want with the people I represent. I’m not interested in convincing you to buy every property I show you. I’m interested in helping you make a decision you’ll still feel good about years from now.
Whether you’re buying or selling, my approach is straightforward:
Understand the property. Understand the market. Understand your goal. Then make the decision.
