West Bay Roatan real estate sits around the island’s most photographed beach: beachfront condos inside full-service resorts, hillside homes with sunset views, and building lots in quiet communities a few minutes from the sand. It is one of the most sought-after addresses in the Bay Islands, for living, for vacations and for rental income.

West Bay Beach: Roatán’s Most Famous Beach
If one picture of Roatán travels the world, it’s West Bay Beach. White sand, palms leaning over the water, and a sea that goes from glass-clear to every shade of turquoise. Travel magazines love it, cruise visitors plan their day around it, and people who live on the island still stop to look at it.
What makes West Bay special is what lies just offshore. Roatán sits on the Mesoamerican Barrier Reef, the second largest barrier reef in the world, and here the coral comes so close to the beach that you can swim out to it. The south end is the classic snorkel spot, where parrotfish, blue tangs, rays and the occasional sea turtle are regulars. The reef is protected by the Roatan Marine Park, so please don’t touch the coral and use reef-safe sunscreen.
Moreover, the beach faces west. Every evening the sun goes down right in front of you, and the whole bay turns gold. Of course, that view is a big part of why West Bay property holds its value.

Beachfront or Hillside? The Two Sides of West Bay
West Bay is really two places. West Bay Beach is the strip of sand lined with resorts and condominiums, from Kimpton Grand Roatan, Infinity Bay and Mayan Princess to Watercolors and Acqua di Mare. Owning here means walking out of your door onto the sand, with restaurants, pools, security and rental management on site. It’s the choice for buyers who want a turnkey vacation home that can earn income when they’re away.
Behind and above the beach, the hills hold the residential side of West Bay. Communities such as Lighthouse Estates, Keyhole Bay and the Turrets offer homes on larger lots, ocean views, more privacy and some of the best sunsets on the island. Most of them are a short walk or a quick drive from the beach. In addition, prices per square foot are often gentler than right on the sand, and there’s more room for a garden, a pool or a guest house.

Everyday Life in West Bay
Day to day, West Bay is easy. Along the main road and around West Bay Mall you’ll find restaurants, cafés, small shops and services, including the Roatan Sotheby’s International Realty office where I work. West End village, five minutes away, adds markets, bars, dive shops and nightlife. Larger supermarkets, hardware stores and banks are a short drive east toward Coxen Hole and French Harbour.
The community is a friendly mix of Honduran families, Bay Islanders, expats from North America and Europe, and second-home owners. English is spoken everywhere, which makes settling in simple for most buyers.
How to Get to West Bay
From West End
The most fun way is the water taxi from the main pier in West End village: a few minutes along the coast and you step off onto the sand. By road it’s about five minutes. If you like walking, you can also follow the shore from the south end of West End, about 40 minutes with a few rocky points.
From Coxen Hole, the airport and the cruise ports
Take the main road west across the island. Alternatively, the south-shore road through Flowers Bay is a quieter, scenic route along the coast. Either way, plan on roughly 25 to 30 minutes by car, a bit more when several cruise ships are in port.
Things to Do in West Bay
- Snorkeling and diving: the reef starts a few strokes from the beach, and some of Roatán’s best-known dive sites are minutes away by boat. Dive shops on the beach run trips every day.
- On the water: glass-bottom boats, parasailing over the bay, kayaks and stand-up paddleboards, and boat trips along the coast.
- Beach days: beach bars and restaurants with sunbeds and umbrellas, from a quick lunch with your feet in the sand to a long dinner by the sea.
- Nights out: sunsets, live music, and the island’s fire show. Ronis Villeda and Evlyn Ramos of Roatan Fire light up the sand at West Bay resorts several nights a week; their page has the current schedule.
A Little History and Geography
Roatán is the largest of Honduras’ Bay Islands, about 37 miles long and only a few miles wide. West Bay sits at its western tip, where green hills drop to a sheltered, sandy bay. Not long ago this was a quiet beach reached mostly by boat or by dirt road. Paved roads, the first resorts and the growth of tourism over the past decades turned it into the island’s best-known address.
Like the rest of the Bay Islands, West Bay carries a Caribbean, English-speaking heritage shaped by British settlers, Garífuna and Bay Islander families, and later by Honduran families from the mainland. That mix is still part of the island’s character today.
Buying West Bay Roatan Real Estate: Common Questions
Can foreigners buy property in West Bay?
Yes. Foreigners can buy property in the Bay Islands, which are a designated tourism zone. Depending on the property and your plans, you can buy in your own name or through a Honduran company. A local attorney reviews the title and handles the closing, and I’ll walk you through every step.
How much does a condo in West Bay cost?
It depends on the building, the view and how close you are to the sand. As a reference, resort and beachfront condos have recently ranged from the low $300,000s to around $1 million, and beachfront or hillside homes can go well above that. The live listings above always show current prices.
Can I rent my property when I’m not on the island?
In most cases, yes. Many West Bay resorts and condo buildings offer rental programs or allow private vacation rentals, and the beach keeps demand steady. Rules vary by building, so I always ask for the HOA rules before you make an offer.
Are there HOA fees?
Most condominiums and gated communities charge a monthly HOA fee for security, maintenance and common areas, and sometimes utilities or rental services. For any property you’re considering, I’ll tell you the current fee and what it covers.
What about hurricanes?
Roatán lies farther south than most Caribbean islands, and direct hits are rare, although the island does get tropical storms. You can read more in my article A Caribbean Island Safe From Hurricanes. For any property, ask about construction quality and insurance.
