The West Side at a Glance

  • Where: the western third of Roatán, from the tip of the island to Sandy Bay.
  • Main areas: West Bay, West End, Sandy Bay and the hillside communities between them.
  • Getting there: roughly 10 to 30 minutes from the airport, depending on the area.
  • What’s for sale: resort condos, village properties, family homes, view homes, hotels and land.
  • On the market: the live MLS section above shows every west side listing available today.

How the West Side Is Laid Out

Picture the western end of Roatán as a long green ridge with water on both sides. At the very tip, facing the sunset, is West Bay, the island’s famous white-sand beach. Just north, around Half Moon Bay, is the village of West End. Following the north shore east, the coast becomes more residential until you reach Sandy Bay, a few minutes from the airport.

The ridge in the middle is where many of the view homes are. From up there you look at the Caribbean on one side, and on clear days you can see the mainland mountains of Honduras on the other. The south shore of the west end, around Flowers Bay, is quieter and greener, with a scenic road that runs along the coast.

Everything is close. You can have breakfast in Sandy Bay, spend the morning on West Bay Beach and have dinner on a dock in West End without a long drive.

West Side Communities to Know

Beyond the big names, the west side is a collection of neighborhoods, each with its own feel and price range. These are some of the ones my clients ask about most:

  • Around West Bay: the beachfront resorts and condominiums, plus hillside communities such as Lighthouse Estates, Keyhole Bay and the Turrets.
  • Between West End and West Bay: the stretch of coast known as The Banks, with homes, small condo buildings and docks.
  • Toward Sandy Bay: established residential communities such as Lawson Rock, White Rock Hills, Seadancer and Sundancer.
  • Other west side neighborhoods: Tamarind Drive, Turtle Crossing, Turtle Beach and Gibson Bight, among others.

And of course Watercolors, the resort-style residential community in West Bay that I know especially well. Each area page linked below goes deeper into its own neighborhoods.

Beach, Village or Hills? Choosing Your Spot

Most of my first conversations with a buyer come down to one question: how do you want to live? On the west side, the answer usually points to one of four places.

On the beach, in West Bay, you buy convenience. A condo in a resort or a building on the sand means pools, security, restaurants and often a rental program, all managed for you. It’s the turnkey option.

In the village, in West End, you buy atmosphere. You walk everywhere, the dive boat leaves from the dock in front of you and the island’s social life happens on your street.

On the hills, you buy space and views. Homes on larger lots, more privacy, cooler nights and sunsets from the terrace, with the beach and the village a short drive down.

In the residential north shore, around Sandy Bay, you buy everyday ease. Quiet neighborhoods, people who live here all year and errands that take minutes.

There’s no wrong answer, only the one that fits your plans, your budget and how often you’ll be on the island.

Why Most Buyers Start on the West Side

The west side is where tourism on Roatán began and where it is strongest today. That brings the widest choice of restaurants, dive shops, services and activities on the island, a large community of English-speaking residents, and steady demand from visitors, which matters if you plan to rent your property.

It also has the most famous beach, the reef close to shore along much of the coast, and the sunsets that face west. And it’s close to the airport, so getting here from North America, Europe or the Honduran mainland is simple.

The flip side is that popular areas cost more than the quieter parts of the island. If value or space is your priority, I’ll also show you the Mid-Side and the East Side so you can compare.

Before You Buy on the West Side

  • Visit at different times: a beach in high season and the same beach on a quiet Tuesday are two different places.
  • Drive the access road: some hillside homes have steep driveways that you’ll want to see after rain.
  • Read the rules: in condos and gated communities, the rules and monthly fees decide what you can do, including rentals.
  • Think about the view and the breeze: on the ridge, a few meters of height can change both.
  • Check the papers: title, survey and permits, always with a local attorney.

Getting Around the West Side

One main road crosses the island from east to west and connects every west side area. From the airport, Sandy Bay is a few minutes away, West End about 20 to 25 minutes and West Bay a little further. Water taxis run between West End and West Bay, and shared taxis run along the main road all day. Many residents end up with a car or a golf cart, depending on where they live.

Buying Roatan West Side Real Estate: Common Questions

Which part of the west side is best for rental income?

West Bay and West End usually see the most visitors, so they attract the most rental demand, especially properties close to the beach or the village. A view home on the hill can also rent well if it’s special. In every case, the building’s rules and a good property manager make the difference.

Where is the quietest part of the west side?

The hillside communities and the residential areas toward Sandy Bay, and the south shore around Flowers Bay. You stay close to everything while sleeping far from the music.

Do I need a car on the west side?

In West End and on West Bay Beach you can live without one. In the hills and in Sandy Bay a car or a golf cart makes life much easier, although taxis are always available.

Can foreigners buy on the west side of Roatán?

Yes. All of Roatán is in a tourism zone where foreigners can own property, directly or through a Honduran company. A local attorney handles the title review and the closing, and I guide you from the search to the signing.

Can you show me properties that aren’t listed by your office?

Yes. Through the Roatan MLS I can show you properties listed by any office on the island, including everything you see on this page. You get one point of contact for the whole west side.
