Roatan mid-side real estate is the island where it lives and works: French Harbour and its marinas, the hills of Coral Views, the beaches of Palmetto Bay and First Bight, and the golf course community of Pristine Bay. Here you’ll find family homes, waterfront houses with docks, ocean-view lots and commercial property, often with more space for your money than on the west side.

Two Shores in the Middle of the Island
The center of Roatán has two very different coasts, and it helps to understand them before you look at properties.
The south shore is cut by deep, sheltered bays. That’s why the island’s ports and harbors are here: the town of Coxen Hole, the cruise port at Dixon Cove, the fishing fleet and marinas of French Harbour, and the cays and channels around French Cay. The water is calm, perfect for boats, and many homes have their own dock.
The north shore, around Palmetto Bay, First Bight and Crawfish Rock, faces the open Caribbean and the reef. It’s greener and quieter, with beaches and a slower, authentic Caribbean feel, for buyers who want the island life without the crowds.
A road crosses the ridge between them, so you can live on one side and be on the other in a few minutes.
French Harbour: The Working Heart of Roatán
French Harbour is where the island does its business. Large supermarkets, hardware stores, banks, medical services, restaurants and a busy marina with sportfishing charters are all here. Many of the people who keep Roatán running live in or around it, and so do plenty of expats who prefer convenience to postcard views.
For a buyer, that means a practical place to live full time. Errands are quick, building materials are close if you plan to build or renovate, and there’s always a good restaurant by the water when you want one. It’s also a natural base for a business that serves the whole island.

Mid-Side Communities to Know
- Coral Views: hillside homes and ocean-view properties above French Harbour, with that classic Roatán view over the reef.
- Palmetto Bay: beachfront and ocean-view homes on the north shore, in a calm, green setting.
- Pristine Bay: a resort community with the island’s only 18-hole golf course, a favorite of buyers looking for amenities and of vacation rental investors.
- French Cay: waterfront homes and lots among the sheltered channels east of French Harbour.
- First Bight and Crawfish Rock: laid-back north shore neighborhoods for buyers who want a true Caribbean lifestyle.
Each of these places feels different, so I always suggest seeing two or three of them on the same day. The contrast helps you decide quickly.
A Place for Boat Owners
If a boat is part of your dream, the Mid-Side deserves a serious look. The sheltered bays of the south shore offer calm water most of the year, and that is rare on an island surrounded by reef. Homes with private docks, marinas with services and easy access to fishing grounds and to the cays make the middle of the island the natural home for people who live on the water.
When we look at a waterfront property, I check the depth at the dock, how protected it is when the wind turns, the condition of the dock and its permits. Those details decide whether your boat can really live in front of your house.
Space and Value
In general, prices on the Mid-Side start lower than on the west side, and the same budget often buys a bigger lot, a larger home or a more private setting. That is why many families, full-time residents and builders look here.
Infrastructure keeps improving, tourism keeps growing and more expats and second-home owners discover the center of the island every year. I can’t promise what the market will do, nobody honestly can, but I can show you how prices compare with the rest of Roatán using the live listings on this page.
Getting Around the Mid-Side
From the airport
The airport sits between Coxen Hole and French Harbour, so most Mid-Side areas are 10 to 20 minutes away by car along the main road.
To the beaches of the west side
West Bay and West End are roughly 30 to 40 minutes west, an easy day trip. Going east, Parrot Tree, Oak Ridge and the rest of the East Side are close as well, which makes the Mid-Side a good base for exploring the whole island.
Buying Roatan Mid-Side Real Estate: Common Questions
Is the Mid-Side more affordable than West Bay?
Generally, yes. Entry prices tend to be lower and lots larger, while you keep the sea, the reef and quick access to services. The live listings on this page let you compare current prices directly.
Are there beaches on the Mid-Side?
Yes, mostly on the north shore, around Palmetto Bay and First Bight. The south shore is more about harbors and docks than sand. If a beach is a must for you, I’ll focus on the north side.
Is it a good area for a boat?
It’s one of the best on the island. The sheltered bays around French Harbour and French Cay are where most boat owners keep their boats, and many homes there come with a private dock.
Is living near the cruise port a problem?
Cruise traffic is concentrated on certain days and around the port itself. Most residential areas on the Mid-Side are away from it, and residents simply plan errands around ship days. I’ll tell you how it affects any property we look at.
Can foreigners buy on the Mid-Side?
Yes, under the same rules as the rest of Roatán: the island is a tourism zone where foreigners can own property, directly or through a Honduran company. A local attorney reviews the title and closes the sale, and I work with you through every step.
