Retirement in Roatan is a Dream Come True

It’s no secret that retirement in Roatan is a dream come true. Read any article highlighting the world’s top retirement destinations and you’re sure to find our beloved tropical island featured. What makes Roatan such a favorite among retirees? Let me count the ways…

Roatan Offers a Low Cost of Living

Of course the cost of living being low is all a matter of perspective. If you’re coming from a place with a fairly low cost of living already, then you might compare prices in Roatan and disagree with my assessment.

However, an unbiased look would be to compare Roatan with other Caribbean islands. Regardless of your home region, comparing the island of Roatan with other island options in the region will show you costs on a similar basis.

Islands require import costs and limitations on products and some services – that’s universal to islands by nature.

But Roatan certainly offers a low cost of living for a tropical Caribbean island.

Roatan Offers a Friendly Community

It’s for good reason that Roatan regularly gets hailed as an easy place to fit in. With an English-speaking local community and an extensive expat community, new arrivals find it very easy to make new friends and to create a community in Roatan.

For most potential expats, a visit to Roatan is followed by several more visits before taking the big leap. Those visits offer you the chance to get to know people and to already start making friends.

Facebook groups are also very popular for Roatan residents, offering a way for you to keep in touch with those new friends even while you’re back home making plans. You can stay in contact and continue to make more connections so that your eventual move to the island is a seamless transition.

Residency in Roatan is Easy

If you’re retiring to Roatan, you can easily acquire your residency. Retirees in Roatan simply need to prove their monthly income and then you can apply for residency and enjoy a few bonus perks, too!

If you’re coming from the US or Canada, you can visit Roatan for up to 90 days without residency. This is a great opportunity to rent and get more familiar with neighborhoods and lifestyles before jumping into real estate.

I am always happy to connect you with a reputable attorney in Roatan who can handle your residency application – it is usually best to work on your residency simultaneously with a real estate transaction if you’re new to the island.

Real Estate is Affordable in Roatan

Retirement in Roatan can be even more affordable if you invest in real estate. While renting is a viable option for many, buying real estate offers you a rent-free lifestyle with an incredibly low cost of living.

Many retirees in Roatan sell real estate back home and purchase a new retirement home in Roatan mortgage-free. That opens up so many doors for your daily cost of living. Imagine all the fun activities you could do with that extra cash!!

Retirement in Roatan is a Dream Come TrueRetirement Roatan

Don’t you agree that retirement in Roatan is a dream come true? You can actually have it all here: Beautiful beaches, tropical climate, affordable real estate, low cost of living, and a wonderful community of friends and neighbors.

If you are considering retiring overseas, I strongly recommend you consider Roatan. While I obviously have a biased opinion, you can also listen to the experts who gauge retirement destinations around the world!

Roatan offers retirees an excellent quality of life. You’ll love spending your time outdoors and breathing fresh tropical air. You’ll enjoy a slower pace of life and a focus on daily wonders, admiring vibrant tropical flowers and swimming in the turquoise seas.

No place is ever perfect and there are compromises to be made regardless of where you choose to live. But I can personally attest to life in Roatan being my dream come true…I moved my family here for a better quality of life and we have never looked back!

A Caribbean Island Safe From Hurricanes

The hurricane season has been particularly harsh in 2017. It’s been awful to see the destruction of these storms rolling through the Eastern Caribbean islands and up into the southeastern United States. We are so lucky that Roatan is a Caribbean island safe from hurricanes.

I get this question a lot generally, but especially lately, given all the news surrounding Hurricane Irma and Hurricane Maria. Both were devastating to so many other Caribbean islands.

If you are willing and able, I encourage you to donate to the many amazing organizations working hard to help these islanders recover from the damages.

Given our location, we’re fairly safe from direct hurricane hits here in Roatan. While that doesn’t mean we never get hit or that we never have to worry, we are very lucky and are one of very few Caribbean islands generally safe from the annual hurricane season.

Why is Roatan Safe From Hurricanes? Why is Roatan safe from hurricanes

Roatan is located in the western Caribbean, just off the northern coast of Honduras. This location offers us protection from the main hurricane belt of the Eastern Caribbean.

Typical hurricanes develop and strengthen in the Atlantic Ocean and head west toward the Caribbean islands and the southeastern United States. Occasionally those same hurricanes come as far west and south as the Yucatan Peninsula in Mexico. More often, they hit Florida – well north of Roatan island.

Roatan occasionally gets the outskirts of a hurricane or tropical storm, with some rain and wind causing a little bit of bad weather for us. But, luckily, it is very rare that a hurricane directly hits Roatan.

Our most protective feature, however, is our fringing barrier reef. The Mesoamerican Barrier Reef is the second-largest in the world and protects our island from most damage. We are very lucky in that respect, especially since surge waters are typically the most deadly aspect of a hurricane.

A Caribbean Island Safe From HurricanesA caribbean Island safe from hurricanes Roatan Bay Islands

Roatan is safe from hurricanes on a general basis. The last major direct hit that Honduras suffered was Hurricane Mitch in 1998. Statistically, hurricanes hit Honduras directly once every 25 years or so. That allows us the liberty of breathing easier throughout every hurricane season.

While other Caribbean islands have to worry every summer into autumn, we tend not to notice too many weather changes this far west. The only hurricanes we keep a very close watch for are those forming off the north coast of South America.

When those do form, we are still pretty lucky, as they tend not to come to our island directly.

The mainland can get a harder hit, but then once a hurricane goes over land for an extended period of time, it loses strength and tends to fade.

Is Hurricane Insurance Necessary in Roatan? Is hurricane insurance necessary in Roatan

This is a common question I get as a follow-up to the general hurricane preparedness of our island.

Again, generally speaking, Roatan is a fairly safe Caribbean island in terms of hurricane damage.

However, that doesn’t mean that you should just ignore the potential of a storm hitting our island.

If you’re building a home in Roatan, I always recommend that you work with a local architect and builder to maximize your use of the local environment and to ensure your preparedness for all types of weather. That’s of vital importance

In terms of insurance requirements and recommendations, your home location and building type will determine the types of insurance you might need. Flood insurance is obviously more likely for waterfront homes than for hilltop homes.

General comprehensive plans might include hurricane insurance, but be sure to check for yourself. On a case-by-case basis, you can look into your options and needs.

No insurance is compulsory in Honduras, but it’s a good idea to be prepared and to have your own coverage.

I’m always happy to advise based on your specific situation.

Feel free to reach out anytime to ask me more about life in Roatan. I’m happy to talk real estate, moving to the island, and the logistics of life in paradise.

Beachfront Acreage with Endless Opportunities n Roatan

On the Roatan real estate market, this 1.25-acre beachfront lot rests within easy walking distance of West End Village en route to world-famous West Bay Beach.

This location cannot be understated: finding such a large tract of empty beachfront property in such a popular area is now incredibly rare. Take a look at this beautiful beachfront acreage with endless opportunities for development.

Prime Beachfront Real EstateRotan Beachfrontage

It goes without saying that a beachfront lot on a tropical island is a dream come true.

This location offers even more opportunity because of its proximity to Roatan’s two premier tourism centers, without being in the thick of the crowds.

If you’re considering investing in the Caribbean, this is your chance to get in on the upswing in Roatan.

This is honestly some beachfront acreage with endless opportunities. Let’s just go through a few ideas to get you thinking…

Build Your Own Dream Home in the Caribbean

With 1.25 acres to enjoy, you can design the home of your dreams. Enjoy unlimited access to the Caribbean Sea from your front door and lush tropical jungle at your back.

Bask in the privacy of a locale that isn’t filled with tourists, while still being close enough to walk to bars, restaurants, dive shops, and other activities in West End.

Note that there is currently no road access, so no worries about traffic! And getting around by boat is much more fun.

This opportunity to design your own beachfront dream home from start to finish is rare in the Caribbean these days. Finding empty beachfront property in such a desirable area means this won’t last long!

Establish a Small Development of Homes

Vacation rentals and snowbird homes are incredibly popular on the Caribbean island of Roatan. Building a small development on this beachfront acreage is a fantastic option.

Take a look at Turtle Beach and Orchid Beach, two small neighborhood developments just past this beachfront acreage headed toward West Bay. With homes there being popular on the vacation rental market, income streams into the developments throughout the year.

Create a Condo Community – Growing in Popularity in Roatan

Condos are incredibly convenient for countless reasons, but there are only a few small community condo developments in Roatan.

This beachfront acreage offers an amazing opportunity to build a small condo complex right on the beach. The beautiful area offering all the conveniences homeowners or vacationers could want will make for an easy selling point.

Similar concepts to look at in the area include Villas del Playa or Mangrove Dock condos.

Build a Small Luxury Beachfront Boutique Hotel

What more could a visitor want than a beachfront location away from the crowds offering high-end luxuries and world-class service? Unfortunately, there aren’t many hotels providing experiences of that caliber here in Roatan yet.

That’s a gap in the market that will inevitably be filled – this beachfront acreage being an ideal example of a waiting opportunity.

The only small luxury beachfront boutique hotels around include Xbalanque  Ibagari or Mayoka Lodge. Other luxury accommodations are large resorts, while other small boutique hotels lack the “luxury” title.

With increased interest in the island of Roatan from tourists around the world, the market will continue to expand and services are already rising to meet those needs.

A small luxury beachfront boutique hotel might find itself primed and ready to welcome those high-end visitors destined to come to Roatan in the coming years.

Whatever dream you can come up with for this beachfront acreage, I’m sure the right investor will happily maximize its potential. Contact me for more details about this listing or to arrange to view it in person.

6 Reasons to Choose a Local Roatan Realtor

There are so many Roatan realtors to choose from when you’re looking to buy your dream home in paradise. One of the best aspects of the Roatan real estate market is that you can peruse the Roatan MLS (Multiple Listing Service) for all island listings. But I’d still like to point out a few reasons to choose a local Roatan realtor for your real estate transactions.
Roatan Realtor Jorge Chavez

Reasons to Choose a Local Roatan Realtor

#1: This is My HOME

As a local Roatan realtor, this is my home. I’m not just invested in the business aspect of real estate in Roatan. I am fully invested in the sustainable growth and the positive impact of this island’s real estate market.

I am Honduran by birth, so these Bay Islands…these jewels of the Caribbean…this area is my homeland and I want nothing more than to see its success.

Knowing that, I can promise that you won’t hear me pushing you on anything. No salesy lingo or cheap lines. I will always be honest and sincere in helping you to find the right opportunity.

Unfortunately, I’ve seen some people move here on a dream only to run back home feeling like a failure.

You have to be realistic about purchasing real estate here, and I will not hold back any details on the process, the potential pitfalls, or the costs incurred.

My goal as a Roatan realtor is not just to make a real estate sale. That’s just a transaction. My goal is to find the right match for you – a lifestyle, a home, a new opportunity. The wrong match doesn’t help anyone.

#2: Understanding Local Business Practices

As a local Roatan realtor, I know the ins-and-outs of doing business in Honduras. So you can rest easy knowing that I know whom to talk to and how in order to maximize your benefits as a homebuyer or seller.

Business can be conducted differently here than in other countries. The old adage of “It’s not what you know, it’s who you know” certainly applies in Honduras.

Don’t worry, I’m a local Roatan realtor with connections near and far! My Honduran roots and my U.S. education and training all help me to find the best of everything here in Roatan.

#3: Insider Tips on Everything

It can be hard to move to a new country! But, don’t worry, I can fill you in on all the insider tips.

Want to know where the best cup of coffee is made? Or how about the best outdoor furniture? Or maybe you want to know where to stay when you go to the capital, Tegucigalpa, to file or renew your residency paperwork.

It takes a local to truly know all the options – even those ones without websites or fancy big stores. You might be surprised to find some of the best local products being sold from right inside the artisan’s home!

Those insider tips extend off the island as well. After all, you can’t always get the best deal on items that have added import costs. Sometimes, it’s beneficial to go to the mainland for larger purchases.

I can honestly help you assess your options based on all of the options available. Plus, I speak the local language! Which brings me to my next point…

#4: Local Language, Local Deals

A local Roatan realtor is rare! Most real estate agents in the Bay Islands are foreigners. Don’t get me wrong, there are tons of expats here and they help make these islands great.

But since your real estate investment might be your first real introduction to doing business and making contacts in Honduras, it is of vital importance to work with someone who actually has those personal contacts.

Being Honduran grants me better access to the local markets – simply being able to chat with local business owners in their preferred language helps facilitate better deals and better business. It’s a simple concept, but it truly makes a world of difference.

#5: Your Success is My Success

As a local realtor, I can assure you that your success is my success. I believe in increasing the benefits for my community and my country that the real estate market can offer.

Inviting foreign talents and skills into our community means more jobs and increased variety of services. That benefits my home!

If your real estate journey is successful, my contribution to my community is successful.

And if your real estate sale is successful – whether you stay in Roatan or move away – that reflects a strong market that ensures continued growth for my home.

Your success is my success.

#6: You Gain a Local Friend

My support for you doesn’t end when the real estate transaction ends. I will always be available to help with any other help you might need settling in and building a life here in Honduras.

As I said, as a local Roatan realtor, this is my home and I want to see it gain all the benefits and improvements possible. Whatever I can do to facilitate your life and/or business here, I’m happy to help.

I didn’t move back to Honduras from the U.S. just to spin my wheels and seal the deal. No, I moved back to Honduras – and to Roatan specifically – for a better life for myself and for my family.

I know the value of living in Roatan…and it’s not reflected in the cost of your house.

If you’re hoping to make the move to paradise, as a local Roatan realtor, I would be honored to help make your dreams come true.

Feel free to reach out anytime – even if you didn’t choose me as your realtor, I still love to help newcomers as best I can. After all, the island life is all about enjoying the good life and celebrating community.

Welcome to paradise!

They use grants and donated funds for community education, arts programs, athletics programs, and much more.

Clinica Esperanza, or Nurse Peggy’s Clinic, is located in Sandy Bay near Anthony’s Key Resort. The clinic offers low- or no-cost healthcare to the island’s population to ensure that our whole community receives the necessary attention. They provide a walk-in medical clinic, women’s health center, pediatrics inpatient hospital, adult and pediatrics dental clinics, an on-site laboratory, and a pharmacy.

Moving to the Island of Roatan

Ready for a life change? Perhaps you’d like a change of pace, settling into “Island Time” in Roatan with your toes in the powder white sand and the sun setting over the water before you. Moving to the island of Roatan is easier than you might think. If you’re ready to relax in a hammock and listen to tropical birdsongs all morning, read on for all the logistics you need to know.why-move-to-roatan

If you know that life in Roatan is your dream come true, then now is the best time to make that dream reality. As Roatan’s popularity continues to increase, housing prices will follow an increasing pattern.

Right now, you can find affordable tropical homes from condos to sprawling villas. Take advantage and get moving!moving-to-roatan-legally

Living and working in Roatan requires the same types of visas and paperwork for anywhere else in the world. If you want to become a resident and stay here long-term, you’ll need to submit an application for Honduran residency through a qualified Honduran attorney. There are different types and your circumstances will determine which one you could qualify for. I can coordinate your meeting with a reputable attorney on the island so that your paperwork gets completed the right way, right away.

If you want to open a new business here, you’ll not only require residency but you’ll also need to create a new corporation. Opening a business requires very specific documentation to be completed in a specific order, which your same attorney should be able to process while processing your residency application. It usually takes around six weeks to process corporation paperwork before you can open your doors.cost-of-living-in-roatan

The cost of living in Roatan is much lower than many other areas of the Caribbean. However, it’s much higher than other areas on the mainland. Keep in mind that we must import many items because this is an island with a limited agricultural industry.

If you’re moving to Roatan as a retiree, generally speaking, you can live on your pension. But – as you would anywhere – keep an eye on your budget. Especially right after you move to the island…you’ll be excited to see everything and to do every activity. That adds up!

Keep an eye on your costs until you settle into a good routine. And, don’t forget, if you move to the island of Roatan, you are sure to have lots of friends and family come visit you. That’s a great opportunity to do lots of activities with them!expat-life-in-roatan

Expat life in Roatan is whatever you want it to be. If you want to party all week long, you’re on a tropical island filled with tourists. If you want to volunteer and give back to your new community, you have endless opportunities to help schoolchildren, medical clinics, veterinary clinics, sports teams, the environment, and more. If you want to never wear shoes again, well, that’s fine, too!

The expat community in Roatan is large and welcoming, so you’ll have no trouble making new friends when you move to the island.

Moving to the island of Roatan is truly a dream come true. I know, because I did it. I moved from the U.S. back to my native country for a better life with my family. Get in touch and let’s make your dream a reality here in Roatan.

This community is built like the traditional retirement communities you might find in the U.S., with the idea that you don’t really have to leave too often if you don’t want. But the benefits of living in Pristine Bay in Roatan, rather than a U.S. community, are easily identifiable.

The views alone are reason enough to want to spend every day here. This real estate would price most of us completely out in the U.S. or other Caribbean islands. But real estate in Roatan is still accessible…for now .

Residents of Pristine Bay are a varied blend of retirees, snowbirds, locals, and long-term expats. A mixture of condominiums and villas creates a visually appealing layout for the community, too. Pristine Bay isn’t all cookie-cutter identical – we have variety in both architecture and personalities.

Why Invest in Pristine Bay?

The Pristine Bay community continues to grow. With construction phases still planned for the coming years, this is the prime time to invest in Pristine Bay while the opportunity still exists.

The 18-hole Black Pearl golf course in Pristine Bay  was designed by the legendary Pete Dye. Drawing golfers from around the world, Pete Dye courses always bode well for investment in the community.

The hotel located within Pristine Bay, called Las Verandas, is a luxury hotel offering villas and rooms overlooking the sea. This resort will continue to expand, bringing in more investment to the Pristine Bay community.

Beyond the hotel, a marina is planned within Pristine Bay to offer residents the opportunity to safely dock our own boats. With deep sea fishing only minutes off-shore and some of the world’s most incredible coral reef stretching around all of Roatan, owning a boat is the ideal way to explore your island home.

While construction continues in Pristine Bay, you’ll also notice that the phases were planned well. Currently-available homes within the community are set away from the continued construction, meaning you’ll hardly even notice it. Alternatively, if you want to plan and build your own customized dream home, take a look at lots still available pre-construction.

Life in Pristine Bay is truly a dream come true. If it matches your daydream, let’s talk about making it reality. Contact me today to learn more about this outstanding luxury community in Roatan.
