Right now the average cost per square foot in Roatan is between $75 and $110. That price different is based on wood versus concrete. Where you build your home might determine the materials that you should use, but more often, it’s simply a personal choice.

Traditional island homes are built of wood. They rest on stilts and then sometimes a second home will be built below, on the ground floor. More recently, construction has begun to vary widely as people from all around the world come to live in Roatan.

Given this huge interest in moving to Roatan, you might find that the current real estate market doesn’t offer the price point or construction style that you really want. Buying land and building your own home could be the alternative, with land prices still being quite affordable.

Pros of Building Your Own Home in Roatan

Building your own home in Roatan can be a dream come true. You’ve imagined your island lifestyle and the views you’ll enjoy from your front porch…you just need to make it happen.

In building your own home, you can choose exactly how you want everything laid out. You can choose whether your bedroom will face the sunrise or sunset. Align your kitchen and dining area for the best views from your hillside or beachfront location. Take advantage of the breezes and line up your windows for the optimal cross-breeze to cool your home. Building your own home is a fantastic option for many people.

The cons of building in Roatan are fairly obvious: as with construction anywhere, it can often take longer than initially anticipated. On an island, however, that extension is often much longer. Don’t underestimate the length of time building your own island home can take. It could be several years before it’s livable!

That being said, if you’re planning ahead for retirement, or intending to move when the kids graduate, or just easing into island life over the next several years…building your own home might be ideal. Slow and steady wins the race, remember?

A really important note to remember is that this is a different country with a different climate and different regulations and different styles. I highly recommend you use a local architect who is familiar with Roatan to best design your island home.

You want to utilize the best materials and take advantage of the local climate and topography – oftentimes that means styling a home differently than you would do back home.

Moving to a new place can create a lot of headaches when it comes to logistics. Learning about local companies and what options might be available for utilities in Roatan are primary concerns for new expats. To give you a general idea to get started, here’s a breakdown of current options.

Electricity in Roatan

The main electric company in Roatan is RECO – the Roatan Electric Company. Their services have expanded greatly over the past several years, but we are still living on an island. That means power fluctuations and outages somewhat regularly.

Another common problem for island utilities is the cost – electricity in Roatan is likely about 4x higher per kilowatt than you’re paying back home right now. That’s something to keep in mind when you’re tempted to leave the air conditioning on all day!

If you’re interested in alternative forms of energy, solar panels can be a wise investment for your new island home. RECO has also recently started new 28MW LPG fired power plant and  wind energy, so we might see electricity charges dropping in the future.

Cable and WiFi in Roatan

There are several companies offering cable and internet services in Roatan. Island Cable TV and Max Communications are both very popular and offer different packages to meet your needs.

You’ll find both companies offer local as well as foreign cable stations, so don’t worry about missing out on your favorite TV shows from back home.

Phone Services in Roatan

Landline deals are common with a cable and internet package for your home, although many expats opt out of a landline at this point. If you do want a landline, look into VoIP services that allow you to make international calls over the internet.

Alternatively, there are many smartphone apps that allow you to make free international calls from your cell phone. WhatsApp, Skype, and even Facebook all allow free phone calls over WiFi.

For your cell phone plan, you want to first make sure your smartphone is unlocked if you’re bringing it from home. That allows you to simply purchase a new SIM card in Roatan for a local number. You can do a pay-as-you-go system for data, texts, and calls, depending on how much of each you might need.

Tigo and Claro are the two main providers for cell phone plans. Which one you choose will most likely depend on where you live – you want to make sure you have coverage in your area. Claro tends to cover more of the East End, while Tigo focuses on the western half of Roatan.

Drinking Water and Propane in Roatan

If you don’t have potable water from the tap, you’ll likely be using the very popular 5-gallon jugs of drinking water at home. You will purchase your first full jug at cost (about $5), and then when it’s empty you can exchange it for a full one for only about $1.50.

My recommendation: buy at least two jugs at first, that way you don’t forget to pick one up and end up out of water completely. Have a back up around, just in case!

Propane tanks for your oven and grill will run on the same type of system as the drinking water. You will purchase the initial full tank, and then you can exchange for a full tank as needed. Prices vary depending on the size of your tank.

For both drinking water and propane, you can arrange for the company to deliver full bottles/tanks to you. This is especially helpful if you have storage space to get several water containers delivered and then not have to worry about running out randomly.

Utilities in Roatan

Utility companies can change, costs will vary, and your personal experiences with customer service or delivery or availability can all vary. I am more than happy to offer my personal recommendations for anything related to life here in Roatan. But always keep in mind that these are just my personal experiences!

Other expats may have other advice that differs, and that’s all fine, too. The many expat Facebook groups are another great resource for specific questions related to utilities in Roatan – you can poll a large group for some interesting responses.

The island of Roatan is comprised of two municipalities, each consisting of a multitude of neighborhoods. If you want to move to Roatan and invest in real estate, it’s important to research the many different neighborhoods and the lifestyles common to each. Understanding the layout of Roatan will help you to better understand your options for living in Roatan .

A vacation to Roatan will show you the highlights of a specific neighborhood where you stay. You’ll try local restaurants and visit local bars; you might even stop into some local shops and mini-marts.

But living in Roatan is very different from a vacation. You’ll need more resources and amenities, perhaps access to schools or jobs, and you’ll seek a certain vibe for your permanent neighborhood.

Let’s go through the layout of Roatan so you have a general idea of what to expect from different parts of the island.

Roatan’s Two Municipalities

Roatan is comprised of two official municipalities: Municipality of Roatan and Municipality of Santos Guardiola.

The Municipality of Santos Guardiola is the eastern half of Roatan, from First Bight all the way east. The official seat of government is located in Oakridge, which is also the main center of commerce for the municipality.

The Municipality of Roatan is the western half of the island, comprising everything west of First Bight. The seat of government is located in Coxen Hole, which is also a large commercial center. French Harbour is another major commercial center for this municipality, although its proximity to the East End makes it a convenient commercial area for both municipalities.

Popular Expat Neighborhoods in Roatan

Expats in Roatan live in neighborhoods from the western tip of the island all the way to the eastern tip. This diversity allows expats to choose from any of a variety of lifestyles and amenities.

If you want a quiet Caribbean retirement, head east. If you need a job or have young kids, you should look on the western side of the island. Whatever you seek, you’re sure to find it in Roatan.

For a quick breakdown, here are some of the most popular neighborhoods and their amenities.

West Bay consists of not just West Bay Beach, but also the neighborhoods off the beach. On the beach, you’ll find condo options at some of the most popular resorts on the island. Off the beach, single-family homes can be found in various design styles.

West End is another popular expat neighborhood, with a younger demographic and more of a laidback vibe. The single road running along the water is filled with tourists, locals, and expats, many of whom are barefoot and stopping to chat with everyone along the way.

Sandy Bay is a long stretch between West End and Coxen Hole where many expats search for homes on the beach. The convenience of access to commercial Coxen Hole and the nightlife and activities of West End makes Sandy Bay a desirable permanent home base.

Heading into French Harbour, Pristine Bay is another popular neighborhood. The island’s only golf course is located in this gated community, along with high-end, modern condos and villas.

Heading out of French Harbour, Pineapple Villas and Parrot Tree are two more gated communities offering many amenities for residents.

Beyond Parrot Tree heading east, you’ll come upon several popular East End neighborhoods, including First Bight, Second Bight, Politilly Bight, Calabash Bight, and Port Royal. Each of these neighborhoods offers more tranquillity and privacy than the western end of Roatan.

How to Move to Roatan

Moving to Roatan  is easier than you might think. If you find yourself regularly daydreaming of island life with its warm water and barefoot lifestyle, it’s time to make the move. Roatan real estate can be purchased by a non-resident, and if you plan to move to the island full time there are several residency options you can pursue rather easily.

If you’re retired, just prove you earn the minimum monthly pension to get your pensioner residency status. If you want to start a business or work in Roatan, you can start a corporation and then apply for residency through the business. In any case, I am happy to recommend specific attorneys on the island who will take care of every aspect of the move for you.

Keep in mind how convenient it is to access the U.S. and Canada from Roatan. Direct flights will take you to a number of cities there, meaning you’re not moving so far away that you need to worry about never going back. You can visit friends and family as much or as little as you want to…although I’m sure they’re more likely to want to visit you!

Moving to Roatan and living right on West Bay Beach is honestly a dream life…you can actually wake up, roll out of bed, and have your toes in the sand in a matter of seconds. Take your morning coffee in hand as you stroll down the beach listening to the birds in the trees lining the beach. Go for a morning run, or a swim, or head out in a kayak or paddleboard. You’ll find the beach life is a fun, active lifestyle that everyone loves!
